TenantPoint vs. Rent Manager for a small commercial portfolio
Rent Manager's pricing page has no public dollar figures at all—three named tiers, and a "Get Quote" button. Here's what to weigh instead.
- 15-day free trial
- No credit card
- No sales call

The context
Start with what Rent Manager and TenantPoint are built for.
Rent Manager is a long-established, highly configurable property management platform used by management companies across residential, commercial, and other real estate categories. It names three tiers—Basic, Plus, and Premium—but publishes no dollar pricing for any of them.
That configurability is also its own kind of overhead: a small owner-operator often ends up paying (in setup time, if not in cash) for flexibility built for a much larger, more complex operation.

Feature deep dives
A closer look at how each of these actually works.
Every lease field is extracted, cited, and approved—not just stored.
Upload a signed lease and TenantPoint reads it directly, surfacing the rent schedule, CAM method, key dates, and lease classification with a citation back to the page it came from.
Nothing activates until you review and approve it. Rent Manager's own AI suite, Orion AI, covers report summaries, audit-trail analysis, and AP/AR invoice processing—but its public documentation doesn't describe a lease-data-extraction capability.
To be fair to Rent Manager: If Rent Manager has since added lease abstraction, or you find it documented somewhere we missed, treat this section as outdated and check their current site directly.

CAM reconciliation both platforms actually document.
TenantPoint calculates pro-rata allocation, caps, and pools from the lease terms already on file, and shows the tenant-facing math behind every reconciled amount—no separate spreadsheet rebuild.
Rent Manager documents a comparable capability natively (CRE vs. charges-posted comparison, pro-rata allocation) inside a much broader general-ledger platform—this is a real strength of theirs too, not a gap.

Lease, rent roll, and maintenance read from one record.
Lease terms, payment status, CAM position, and open maintenance all pull from the same property record inside TenantPoint—one morning briefing instead of five places to check.
This is a design-philosophy difference, not a feature Rent Manager lacks: Rent Manager is built as a broader operations platform for management companies running many client portfolios, with correspondingly more configuration surface area.

TenantPoint is not a general-ledger replacement. Rent Manager is a full one.
TenantPoint reconciles bank activity and produces an operating statement for each building or all buildings combined: income, operating expenses by category, and net operating income (NOI) for a period, on a cash or billed basis, with capital improvements below NOI. It downloads as a PDF or CSV and can be emailed to your CPA or lender.
It does not produce a Balance Sheet, a full general ledger, or accrual-basis books. Rent Manager's accounting suite documents all of that, alongside cash-basis reporting, as a core part of the platform. If you need tax-ready, accountant-grade books inside your property software, that's a genuine reason to weigh Rent Manager—or keep TenantPoint paired with QuickBooks.
To be fair to Rent Manager: This is the clearest case in this whole comparison where Rent Manager's platform does more than TenantPoint's, by design.

Which platform fits
Neither of these is the right answer for every owner.
Who TenantPoint is for
TenantPoint is probably right for you if…
- You want to see a price before talking to anyone.
- You're an owner-operator, not a management company running client portfolios for others.
- You'd rather start working today than schedule an implementation.
Where Rent Manager is stronger
To be fair to Rent Manager…
- Rent Manager's depth and configurability genuinely suit a management company running diverse property types and client portfolios—that's a real, different job than self-managing your own 3–15 properties.
- If you need functionality far outside commercial lease/CAM/maintenance—trust accounting for managed clients, full general-ledger reporting, e-signature, or tenant screening—Rent Manager's broader platform (natively or through its partner integrations) already covers it.
Rent Manager's pricing, trial terms, accounting features, and integrations were checked directly against rentmanager.com and lcs.com (pricing, commercial, accounting, orion-ai, prospect-tenant-portal, screening-solutions, maintenance, onboarding, and support pages) in September 2026. Rent Manager publishes no dollar pricing for any tier; verify current terms and any feature-by-tier breakdown directly with Rent Manager before purchasing.

Questions owners ask about this comparison.
Does Rent Manager publish pricing anywhere?
No. rentmanager.com/pricing names three tiers—Basic, Plus, and Premium—with no dollar figures for any of them, as of September 2026. You get a price only after requesting a quote.
Is Rent Manager built for commercial properties specifically?
No—it's a broader platform used across residential, commercial, HOA, student housing, and other property types. TenantPoint is commercial-only by design, which is why its lease intelligence and CAM reconciliation are built around commercial lease structures specifically.
Does TenantPoint replace my accountant's general ledger?
No. TenantPoint produces an operating statement with NOI by building from your reconciled records, but doesn't produce a Balance Sheet, full general ledger, or accrual-basis books. Rent Manager's accounting suite does all of that natively.
Does TenantPoint support e-signature or tenant screening?
Not currently. Both are real gaps versus Rent Manager, which offers e-signature through its Tenant/Owner Web Access and screening through partner integrations (Intellirent, oneapp, AmRent).
Can I try Rent Manager before committing?
Rent Manager doesn't publish a self-serve free trial—you request a demo with sales. TenantPoint offers a 15-day free trial with no credit card and no sales call.
Is TenantPoint's AI lease extraction actually reviewed by a person?
Yes. Every extracted field—rent schedule, CAM method, key dates—requires your explicit approval before it's used anywhere else in the system. Nothing activates automatically.
