What's inside

Eleven files for the work that comes around every year.

The spreadsheets do the arithmetic; the checklists keep the steps in order. Written for small commercial properties, with a fictional strip center as the worked example.

Spreadsheet templates

  • CAM reconciliation worksheet

Good to know

Questions, answered.

Is the toolkit really free?
Yes. There's no trial to start and no credit card. Enter your email and we send the links straight away.
Will this put me on a mailing list?
Only if you tick the box for operator notes. Without it, we send one email with your links and that's it. If you do subscribe, operator notes come once a month and every one has an unsubscribe link.
What format are the files?
The three spreadsheets are CSV files that open in Excel, Google Sheets or Numbers, with the formulas already in place. The checklists are printable pages: open one and print it, or save it as a PDF from your browser's print dialog.
Who is it for?
Owners and small teams running commercial property themselves: strip centers, small retail, medical office, flex and mixed-use buildings. The examples use a fictional five-tenant strip center so the numbers are easy to follow.
Can I share it with my property manager or bookkeeper?
Yes. Forward the email or the files to anyone who helps you run the property.
Is this legal or accounting advice?
No. The templates do arithmetic and the checklists keep steps in order; your signed leases control, and a lease question that matters is worth a professional's read.

When the spreadsheet stops being enough

Keep the same records current without the spreadsheet.

TenantPoint keeps leases, rent, CAM, insurance certificates and tenant records in one workspace, so the reconciliation and the renewal dates come from the leases themselves.
